A Fred Douglas Chateau Life Lease combines the best features of ownership and renting. You’ll have fewer worries than a house or condo owner, and more control than an apartment renter.
How a Life Lease Works
You pay a one-time entrance fee to become a resident, and then a monthly lease fee to cover property taxes and other shared costs. The building staff take care of all repairs, both inside and outside your living space.
It’s an attractive option for people 55+ because:
- The entrance fee is a fraction of what you would pay for a comparable house or condo. That means your equity is freed up for the things you really enjoy, like travel, leisure, family and investing. And your entrance fee is returned when you leave the Life Lease agreement.
- The monthly fee is less than what you would pay as a renter – in part because the entrance fee offsets capital costs, and also because Life Leases are not-for-profit arrangements.
- You have more control and predictability than a renter. You have a say in how the building is run, and you enjoy peace of mind, knowing you can stay as long as you wish.

Because our building costs are already paid, Fred Douglas Chateau enjoys a significant price advantage over newer Life Lease properties. The Fred Douglas entrance fees are among the lowest in Winnipeg. Entrance fees start at $51,000 and are fully refundable, except for a $3,000 retainer. A portion of the entrance fees are deposited to the reserve fund. These deposits help keep the monthly occupancy cost as low as possible. Monthly occupancy costs are maintained $200 to $300 below the average Winnipeg rental rates for one and two bedroom suites.
Fred Douglas Chateau was built to superior standards, and we have the resources and experience to keep it that way. We’ve invested more than $4.0 million in major capital upgrades to the building in the last 10 years, and a portion of every lease goes to a reserve fund for future improvements.
Customize your living space and payment structure
When you become part of our community, you can opt for the Residents Choice Program, which allows you to make your home truly your own. Upgrade your flooring, kitchen design, appliances and more. It’s your home, your life and your choice.
New owners can also choose to invest in our Capital Security Fund (CSF) in addition to the Basic Entrance Fee. As your initial investment increases, your monthly lease fee decreases. Plus, you earn guaranteed tax-free interest of 3.2%* on your CSF contribution.
Preserve your equity
Regardless of how you structure your initial investment, your fees will be returned to you:
- The Basic Entrance Fee less $3,000 retainer fee will be returned when you move.
- The capital security fund contribution is refundable at any time during the tenancy and will be returned when you move.
- 80% of your investment in the Residents Choice Program will be returned after eight years even if you remain in your suite.
